A NOTE TO OUR SEASONAL GUESTS: If you plan on leaving town for longer than a week at any time during hurricane season, do the right thing and COMPLETELY empty your refrigerator and freezer before departing. As of 8:00am on 10/7/17 we want to remind you that any detached garage or storage area closet is highly vulnerable to mold and mildew growth. These areas, because of high humidity and possible water intrusion from wind driven rain can be very receptive to mildew or mold growth. When you arrive you will need to properly clean all items ,all contaminated areas (walls/ceilings and floors) before removing any items into your or home storing items in the garage/storage area.

Good News! As of 2:00pm on 9/24/17 we have internet, phones and something called TV. Now full speed ahead to update all the paper notes we have.

Unfortunately, we have not had internet or phone since Irma, we are trying to do everything through a “hot spot” to the computer. Comcast is of no help at all even though I have a business account. Might be time to look around.

As of September 21, 2017, we have had our third check of all units post Irma. At this point, wee have set all HVAC controls the home position and thermostats to 78 degrees.  We also have found that many of the smoke detectors are beeping due to the prolonged power outage.

We wanted to share a few tips for you to leverage as you are thinking about departing:

  • Make sure you have toilet brushes in each bathroom.  If we cannot locate toilet brushes we will supply them at a cost to our clients.

  • Have HVAC unit serviced by a professional HVAC company before departing, this is called a clean and check.

  • Replace existing AC filter and purchase HVAC filter spares and place on top of washing machine.

Always ask for your licensed/professional HVAC company about any HVAC suggestions.

If your HVAC filter is in position near the air handler coils, it might be being sucked in or laying on the coils which might restrict the air flow. Also it might have a negative influence on the float switch shutting off the system.

A HVAC company recommended the following and we concur with this very good suggestion.

For those snow birds that have a house tender / home watch service in Southwest Florida, you may consider following these three 3 steps to protect yourself from excessive humidity.

  • Have your HVAC system checked (preventative maintenance twice a year) by a licensed HVAC company.

  • Interview and hire a licensed house tender to inspect your home on a weekly basis.

Who Knew:

On 9/1/16 one of our clients had their HVAC tech remove and disconnect the humidistat from the wall of their home. While the tech was doing the work he told them he would connect the common wire to the thermostat and they would never need batteries again. Another plus, if the thermostat goes blank it indicates that the condensation line is clogged and the float switch has turned off the HVAC system.
